Located on rue St Honoré between Le Louvre and Les Halles, this apartment has a most central location in Paris.

Nearest metro stations are :
Louvre-Rivoli, and Châtelet-Les Halles
Châtelet is also a major stop on lines A and B of RER network

Safe apartment

With a triple access protection (code on front gate, interphone down the staircase, lock on main door), the flat is located on the 2nd floor, with an elevator.

The apartment offers :

- a bedroom with a double bed.

- a living room with a sofa-bed.

The bathroom with toilet gives on the bedroom. The kitchen gives on the living room.

It can sleep up to 4 persons in two double beds ( a traditional double bed and a sofa-bed )

Availability

This apartment is sometimes available for long term rental.

Right now (early October 2008) it is rented, but will be available for 3 months soon (November and December 2008 + January 2009) as a sublet-

Rates

Long term rentals

Long term monthly rent (minimum 9 months):

1,150 euros payable in advance every month, including utilities,
but not including
* electricity,
* telecommunications ,
* yearly taxes (taxe d’habitation about 300 €, redevance television about 120 €),
* and renter’s insurance (about 12 € per month).

One time brokerage fee payable upfront : for a 10 months rental : 1,100 euros.

Short term rentals

Shorter rentals possible, usually at higher average monthly rates .

In the present sublet opportunity
(3 months starting October 31st, 2008, possibly a couple of days earlier)

- For a renter taking the whole period available, that is 3 months,

a) the monthly rate would be made of 2 items :

* 1,050 euros including rent and utilities (water, building maintenance)

* a provision of 150 euros covering :

- high speed access to Internet and associated telephone service (flat rate 30 euros)
- electricity up to 75 euros per month (will be adjusted at end of rental to reflect actual usage, heating is electrical, but reasonable usage should entail no additional cost)
- time share of taxe d'habitation (housing tax) and redevance television (TV tax) : flat rate of 35 euros per month
- renter's insurance premium reimbursement : flat rate of 10 euros

This provision will be adjusted at the end of the 3 months only as far as electricity is concerned, but again reasonable usage should entail no additional cost, and maybe a little refund

b) In addition, one time fees : :
- the agent's fee payable upfront is a special 400 € (instead of 450 €)
- the final cleaning fee (50 € )

c) the total rent, provision and fee for the 3 months,
that is 3,150 + 450 + 400 + 50 = 4,050 euros is payable upfront

Refundable safety and key deposit : 1,000 euros or 1,500 USD

Note : the apartment may be shared by 2 persons, it was often the case in the past.
In that case the total cost per head would be 1,950 euros for 3 months, that is 650 euros
per month and per head

- For a renter taking the apartment for less than 3 months,

the following all-in low season rates
(covering all items mentionned in the above paragraph, for values depending on the length of stay, + final cleaning fee)
will be applicable :

7 nights : 686 € (average 98.00 € per night)
14 nights : 1,106 € (average 79.00 € per night)
21 nights : 1,437 € (average 68.43 € per night)
28 nights : 1,761 € (average 62.89 € per night)

Refundable safety and key deposit : 850 euros or 1,200 USD
